What Soft Washing Actually Cleans

Soft cleaning uses low-pressure water combined with a biodegradable cleaning solution to kill and rinse away mold, algae, lichen, and oxidation from surfaces that standard power washing would damage. If your siding looks streaky, your roof has dark patches, or your fence has that greenish film that keeps coming back no matter how many times you hose it off, that's biological growth. Pressure alone won't kill it. It'll come back within weeks. Soft washing treats the root cause, not just the surface. Ahomeservices has handled this exact problem across the Greater Houston area for 14 years, and we've got 24 Google reviews averaging 4.7 stars from homeowners who've seen the difference. Call (832) 244-5652 and let us take a look.

The process starts with a pre-treatment solution applied at low pressure, which breaks down biological growth at the source. It then rinses clean without any of the surface etching or granule loss that high-pressure equipment causes on asphalt shingles, painted wood, or vinyl. What drives cost is mostly square footage, how heavily colonized the surface is, and whether we're working on a single-story or multi-story exterior. A straightforward single-story siding wash looks very different in scope from a full roof and gutter fascia treatment. Every job is different. Contact Ahomeservices for an accurate estimate.

Surfaces That Respond Well to Soft Washing

High pressure is the wrong tool for most of these. Low pressure with the right solution is not.

01

Roof Shingles

Those black streaks running down your shingles are Gloeocapsa magma, a cyanobacteria that feeds on limestone filler in asphalt. A pressure washer blasts the granules off the shingle surface and shortens roof life. Soft washing kills the organism and rinses it away without touching the granule layer.

02

Vinyl and Hardie Siding

Vinyl holds moisture in its texture, which is why mold and mildew take hold so easily in Gulf Coast humidity. The surface looks dirty, but it's actually alive with growth. Soft washing eliminates it fully. You won't see regrowth for 12 to 24 months, depending on tree cover and shade.

03

Wood Fencing and Decking

Wood grain opens up under high-pressure water and pulls in more moisture after the job, which speeds rot. A soft wash cleans the surface without forcing water into the fiber. If your fence has been pressure washed repeatedly and keeps looking gray and rough, that's why.

04

Screen Enclosures and Pool Cages

Aluminum frames and fiberglass mesh are both easy to damage with a pressure wand at close range. Soft washing is the correct method here. The solution breaks down the green algae film that builds up on screen mesh, and the rinse clears it without bending the frame or tearing the screen.

05

Painted Surfaces

Exterior paint is one of the surfaces most commonly ruined by contractors using the wrong equipment. Soft washing cleans painted siding, shutters, and trim without lifting or chalking the finish. We pair it with siding washing when a full exterior treatment makes more sense.

How It Works

Three Steps, Start to Finish

  1. 01

    Pre-Treatment Applied

We mix and apply a biodegradable solution at low pressure, coating the surface evenly. It begins breaking down mold, algae, and oxidation on contact. We protect landscaping and nearby surfaces before we start.

  2. 02

    Dwell Time Does the Work

The solution needs time to kill biological growth at the root level. Rushing this step is why some contractors get results that only last a few weeks. We let it dwell the right amount of time for what's actually on the surface.

  3. 03

    Low-Pressure Rinse

Once the solution has done its job, we rinse at low pressure. The dead growth comes off cleanly. No streaking, no surface damage, no leftover chemical residue near your plants or pets.

Why It Matters

Pressure Washing Won't Fix This

  1. Pressure Kills Surfaces, Not Organisms

A pressure washer at 2,500 PSI moves dirt off a concrete driveway just fine. On a painted wood trim board or an asphalt shingle, that same pressure strips material. It doesn't neutralize mold spores or algae colonies. They're back in six to eight weeks.

  2. Mold Holds Moisture Against Your Home

Biological growth on siding and fascia acts like a sponge. It traps humidity against the substrate, which accelerates wood rot and paint failure. In a climate where the air is wet eight months a year, that matters more than most homeowners realize until they're replacing boards.

  3. Some Surfaces Don't Survive High Pressure Twice

Shingles, soft cedar, older painted wood, and aluminum screen frames are all common soft wash candidates because someone already tried pressure on them once. If a contractor tells you every surface gets the same treatment, they're not thinking about your surfaces.

What Sets Ahomeservices Apart

14 years in the trade. 4.7 stars across 24 Google reviews. One crew that handles the whole job.

Jon's team handles gutter cleaning, handyman work, and exterior washing under one roof. You won't be coordinating three separate contractors for what is really one day's work on the house. We don't subcontract. The people who show up are the people you spoke with, and they've been doing this long enough to know which surfaces need soft washing and which ones need something else entirely.

Common Soft Washing Questions

How is soft washing different from pressure washing for roof shingles?
Pressure washing at standard operating PSI strips the granule coating from asphalt shingles. Those granules are what protect the asphalt layer from UV degradation. Lose them and you've shortened the roof's service life by years. Soft washing applies a biocidal solution at low pressure, kills the algae and lichen colonies causing the staining, and rinses without touching the granule layer.
How long do soft washing results last compared to a standard hose-off?
A garden hose moves loose dirt. It doesn't kill the organisms causing the staining, so visible growth returns in weeks. Soft washing neutralizes mold, algae, and mildew at the root. Results typically hold 12 to 24 months depending on shade, tree cover, and how much humidity the surface gets. Surfaces in heavy shade with overhanging branches will see regrowth faster.
Will the cleaning solution damage my plants or grass?
We use biodegradable solutions, and we pre-wet and protect landscaping before treatment begins. Any runoff that reaches grass or beds is heavily diluted by the rinse water. We haven't had a plant issue from a properly executed soft wash. That said, we'll tell you if a particular area has a plant we'd want to cover first.
Is soft washing safe for all siding types, including older painted wood?
It's safer than pressure washing for nearly every siding type, but older painted wood with multiple layers of failing paint needs to be assessed before treatment. If the paint is already peeling at the edges, soft washing won't cause the peeling, but the cleaning process will expose it. We look at the surface before we start and won't promise a result the material can't deliver.
Can soft washing be combined with gutter cleaning in the same visit?
Yes, and it's usually more efficient to combine them. While we're already working the roofline area for a soft wash, folding in gutter cleaning on the same visit saves setup time and gets both done at once. We also do junk removal and other exterior work the same day when the scope allows it.
Does soft washing work on a concrete driveway or just on soft surfaces?
Concrete with mold, algae, or heavy biological staining can be pre-treated with a soft wash solution before a standard power washing rinse. The solution breaks down the growth, and the power wash clears it. For concrete alone with just tire marks and surface grime, a straight power wash is typically the right call without the chemical pre-treatment.
